I live 15km out of Orange on a 6 acre property; I have a large three tiered shed (appox 25m from the main house) one of the tiers in the shed has been converted into an large enclosed room. The front section of that room I have converted into a kitchen/dining area. The bedroom has a double bunk bed with a single bunk up the top, a sofa lounge, coffee table, TV unit and book case. The kitchen area has a table, four chairs, Fridge, sink, bench area, plates, cooking utensils, cutlery, jug, toaster, two burner gas cooker, electric fry pan and CD player with a radio. It is all set up apart from a TV, clothes dresser and cupboard. It doesn?t have a toilet or bathroom though, you will need to access the main house for those, you can use the laundry as well.
